What utilities are included in my lease?
Your lease payments include: rent, basic extended cable, water, sewage, trash and pest control.
What kind of pets do you allow and what fees are involved?
Cat and dogs are accepted; only non-violent breeds. A non-refundable pet fee of $300 is required per pet and limited to a total of two pets per apartment. Pet fees are not required for service animals. Weight limited of 100lbs or less.
What are the income and credit qualifications?
Total household income must be at least three (2.25) times the amount of the apartment's monthly rate. Proof of income is required. (i.e. recent pay stub )No unpaid rental related debt, rental judgments. No pending bankruptcies. Must pass third party credit screening.
Is my security deposit totally refundable?
The deposit will be refunded If the apartment is not damaged above normal wear and tear and is left clean, and as long as lease terms were met.
How long is the term of the lease? Do you accept leases for short term leases?
We offer a 3, 6, 12 and 13 month leases. Yes, as long as it is a 3 month minimum.
Am I required to have renters insurance?
Management’s property insurance does not cover any Resident furniture, clothing or other personal property. Residents are hereby advised to procure renter’s insurance to protect their personal property.
Do you offer furnished or corporate apartments?
Yes, we do offer corporate and furnished units.
If I need something repaired in my apartment, how do I get it fixed?
We offer a 24-Hour emergency maintenance services via our after hour service center.
When is my rent payment due? How can I pay my rent?
Rent is due on the 1st of the month. You can pay your rent in our office or online via our Resident Portal.
What day am I liable for a late charge?
All rent must be paid by the 3th of the month, on the 4th a late charge will be added.
Do you have parking?
Off street parking is available with Parking Management Services, call (504) 566-PARK.
Does the property offer a fitness center?
We do offer a fitness center with cardio and strength training equipment.
Does the property have a swimming pool?
Yes, we offer a rooftop pool and deck with phenomenal views of Downtown New Orleans.
